January housing report shows growth as Franklin County stays stable

January housing data from the Des Moines Area Association of REALTORS shows the metro market opened 2026 with growing inventory and steady sales despite winter weather. Active listings reached 3,826 homes, up 11 percent from a year ago, while 684 homes closed during the month, a 1.3 percent annual increase. 

The median sale price rose to $295,000, up 3.5 percent from last January. Pending sales also increased compared to both last year and December, signaling continued buyer activity heading into spring.

Locally, Kathy Plendl of Abbott Realty in Hampton says the market across Franklin County has remained steady to start the year. Inventory is limited, and well-priced homes in good condition are drawing attention even during colder weather. Prices have stayed stable overall, with strong demand continuing in more affordable price ranges as the market approaches the typically busier spring season.
