Franklin County Housing Market Sees More Listings, Steady Prices

Franklin County’s housing market this summer is reflecting statewide trends, according to local broker Kathy Plendl of Abbott Realty in Hampton. Plendl says Franklin County’s market this summer mirrors the statewide trend Iowa REALTORS® is reporting — citing markers such as more homes for sale, steady pricing, and a normal seasonal slowdown from the spring rush.  Plendl also told RadioOnTheGo News that buyers have more options than in recent years, and sellers are still getting strong values for well-priced homes.

The latest Iowa REALTORS® report shows new single-family listings up 13.4% statewide compared to last July, with active inventory climbing more than 18%. Median sale prices statewide inched up 2.4% year-over-year to $255,000, while sales pace eased slightly from the spring.

Plendl says those patterns are evident locally, with both buyers and sellers finding opportunities in a more balanced market as summer transitions to fall.
